Is Guaranteed Rent Worth It? The Honest Pros and Cons

We offer guaranteed rent, so you'd expect us to recommend it. But it isn't right for every landlord or every property. Here's an honest look at both sides.

The benefits

• Certainty. The same amount on the same date every month, for the whole term.
• No voids. Empty weeks are the operator's cost, not yours.
• No agency fees. You're not paying a percentage of your rent each month.
• Less wear on your time. No tenant-finding, no midnight calls, no chasing arrears.
• A fixed term. Since the Renters' Rights Act, a fixed-term company let is one of the few ways to lock in an income for several years.
• Property kept in good order. Professional cleaning and regular inspections are part of how operators protect their own income.

The trade-offs

• You give up some upside. If the property could earn more in a strong year, the operator keeps that margin.
• You're tied in for the term. If you want to sell or move back in, you'll need to check what the agreement allows.
• The operator matters. Your income is only as reliable as the company paying it.
• Consents may be needed. Your lender, insurer or freeholder may need to agree.

When it's a good fit

Guaranteed rent tends to work best for landlords who value a fixed income, live away from the property, have had difficult tenancies, or simply don't want to be involved day to day.

When something else may suit you better

• If you want to keep all the upside and are comfortable with some variation, management may suit you better.
• If you plan to sell within months, a long agreement may not make sense.
• If your lease or mortgage won't allow it, it isn't an option until that's resolved.
